Do I Need a Pest Control Contract in Florida? What to Check Before You Sign

Ron DuBois discussing pest control costs with a homeowner outside a Melbourne, Florida home

Do you need a pest control contract in Florida? No. Nothing in the law makes a homeowner sign one. A contract is the company's own terms, so the real question is whether you like them. In Brevard County, you can get regular service with no contract at all.

TL;DR

  • No Florida rule says a homeowner must sign a pest control contract.
  • A contract is a business choice. It keeps you as a customer for a set time.
  • Before you sign, read the length, the cancel terms, what voids it, and what the guarantee covers.
  • A good company bases the quote on your home, in writing, with no pressure.
  • A plan with no contract still gets you regular visits. You just keep the right to leave.

Do you have to sign a pest control contract in Florida?

No. The state licenses pest control companies. It does not tell them how to bill you. A licensed company must carry insurance and have a certified operator in charge, and that is what protects you. A contract does not.

So when a company says you need to sign, they mean they want you to. That is fair. It is also a thing you can say no to, or shop around on.

UF/IFAS Extension has a homeowner guide on picking a pest control company. It says to talk to three to five companies, get the quote in writing, and read the whole contract before you sign. It also says not to feel pushed into a special deal.

What should you read before you sign?

If a company does use a contract, read these parts first. UF/IFAS lists most of them as questions to ask.

  • How long it runs. One year? Two? Does it renew by itself?
  • How you cancel. Can you leave any time, or is there a fee?
  • What voids it. Some contracts end if you hire someone else, or miss a visit.
  • What the guarantee covers. Ask what they do if the pests come back, and whether it costs extra.
  • How often they come. Monthly, every two months, or every three.
  • What the extra fees are. Ask when a service fee applies.

If anything is vague, ask for it in writing. A company that will not put it on paper is telling you something.

Is a contract better than paying per visit?

Not by itself. Regular service is what works. A pest control plan on a set schedule beats waiting until you see a roach, because the barrier stays in place. We covered that in one time treatment versus long term prevention.

But the schedule and the contract are two different things. You can have the first without the second.

What we do in Brevard

Our pricing is by the visit. Bronze is $60 every two months. Silver is $100 every three months. Gold is $125 every three months. There are no contracts, and you can cancel any time. Auto pay is free to turn on.

Gold has unlimited callbacks and no service fees. The other two have limited callbacks and a service fee may apply. Termite and rodent work is quoted separately after a free inspection. If you wonder what a visit includes, what general pest control covers lists it in plain words. The termite bond is its own thing, with its own paperwork.

We can do this because the service is meant to stand on its own. If it does not work for you, you should be free to go.

What to do now

  1. Ask for the contract in writing before you agree to anything, even over the phone.
  2. Look for the length and the cancel terms and circle them.
  3. Ask what voids the guarantee. Missed visits and other companies are the usual ones.
  4. Check the license. The Florida Department of Agriculture and Consumer Services has a public lookup. A real company will give you its license number.
  5. Get a second quote. Three to five is what UF/IFAS suggests.

When to call somebody

If you are not sure what a quote or a contract is really saying, call us. We will read it with you and tell you plainly if it looks fair, even if you end up with someone else. If you want service in Melbourne, Palm Bay, Viera or anywhere else in Brevard County, we give a free estimate and ask for no contract.
